Minuit Moins Une is a Quebec City studio specialized in photorealistic 3D architectural visualization and immersive experiences. We help real estate developers, cities, architects and designers see a space before it is built.
We are based in L’Ancienne-Lorette, in the Quebec City area. We work in both French and English, and we serve Quebec City, the South Shore, Montreal and the rest of Canada.

What we deliver
- Exterior renderings. Photorealistic views of your building in its real context: the light on the site, the season, the neighbours. Delivered with and without our logo.
- Interior renderings. Model units, common areas, lobbies, sales centres. We build the furniture, the finishes and the mood from your spec sheets.
- Schematic imagery. Axonometric views, sections and animated diagrams for early phases, zoning presentations and public consultations, when the project is not yet far enough along to be rendered photorealistically.
- 3D video and animation. From a simple flythrough to a full film with narration, an original score and 4D characters. We also composite 3D elements into real drone footage.
- 360 tours and immersive experiences. Tours that open online, on any device, with no special equipment. The visitor walks through the project before it exists.
- Immersion, our interactive platform. Our touchscreen presentation app, built in house. Instead of flipping through still images, your client explores the project in 3D, in real time, on a touchscreen in the sales centre.

The Quebec City tramway, Ville de Québec. Promotional video with roughly ten distinct 3D environments, before and after sequences, animated tree planting and all four seasons represented. Art direction: Septième, the production house at Cossette.
Quartier Cartier, Appartements Urbains, Montcalm. Photorealistic video: a walkthrough of the apartments and common areas, 4D characters, dynamic lighting from morning to sunset, exterior timelapse, custom sound design.
Fortissimo eco-district, Ville de Drummondville. Concept writing and creative direction, mood boards, architectural modelling, 3D video, and 3D elements composited directly into drone footage shot on the site.
Industrial eco-parks, Ville de Drummondville. Explainer video with animated diagrams and axonometric views: local services, infrastructure, sustainable mobility, environmental preservation.
Le 700, Saint-Nicolas, Lévis. 19 photorealistic renderings of the units and common areas, one cinematic video, 11 immersive 360 images, and full integration into the Immersion platform.
Le Parterre, Bell Centre. 3D video with motion graphics, choreographed transitions and 4D characters for a private club at ice level.
Maisons Bonneville. Three houses, each presented in a different season: winter in the mountains, summer on a rocky outcrop, autumn in the forest.
La Maison Tanguay, Fondation Maurice Tanguay. The grand prize house of the annual draw, rendered in stills and video for the 2024 and 2025 editions.





How it works
For renderings: three versions, two revision passes included
1. Preliminary version. You receive two or three preliminary images to choose the viewpoints. Basic furnishing, no retouching, no final mood. Your first revision pass is included in the contract.
2. Revised version. Adjusted to your notes, with retouching and the final mood applied. Your second revision pass is included in the contract. It is the last one before delivery.
3. Final version. Delivered with and without our logo.
Any further revision request is billed separately. It is written down in advance, so there is no surprise at the end.
What we need from you at the start:
- the current 3D model or CAD drawings
- spec sheets for materials and finishes
- project details: light fixtures, plumbing, doors, mouldings
- the target buyer profile and the style you are after
- the mood you want: time of day, season
For video: seven steps, four weeks as a baseline
- Kickoff meeting
- Ideation and concept writing
- Storyboard and mood board: this is where the final schedule is locked
- 3D model freeze
- Preliminary presentation
- High quality presentation with music and narration
- Final delivery
One last revision pass is included before final delivery.
A four week timeline, locked at the storyboard stage, can stretch to eight weeks if your production material reaches us after the model freeze date. We tell you that up front so you can plan around it.

We are here. Our studio is in L’Ancienne-Lorette, in the Quebec City area. We show up on site, at council, at the sales centre.

How much does a 3D rendering cost in Quebec City?
We bill per image for stills and per package for video. The amount depends on the number of views, the level of detail and the type of project. We confirm the exact price after a first call, and it already includes both revision passes.
How long does it take?
For video, the baseline schedule is four weeks, locked at the storyboard stage. It can stretch to eight weeks if your production material reaches us after the 3D model freeze date. For stills, the schedule depends on the number of views and is set when we quote.
